How can we help?*

The critical mistake costing Melbourne property investors up to $10,000 per year.

In recent years, property investors have benefited from a rental market where rising rents masked a lot of sales market inefficiency. That may be changing.

National rental growth slowed to just 0.5% in the September quarter, while vacancy rose to 2.1%. Renters are now spending around 34% of pre-tax income on rent, and the latest data suggests affordability is approaching its limit.

We are already seeing the behavioural response. More renters are sharing, moving home, or changing household size rather than simply accepting another large increase.

The worst part? This isn’t being driven by a sudden flood of new housing. Victoria is still struggling to build enough homes to meet long-term demand.

So, we are moving into a different kind of rental market. Demand remains, but the ability to simply increase the rent and expect the same outcome is weakening.

That is where good property management starts to matter more. At Langwell Harper, our job is not to chase the highest possible advertised rent. It is to understand the point where price, vacancy, renter quality and retention produce the strongest overall return.

Sometimes another $20 a week makes sense. Sometimes losing a good renter or adding two weeks of vacancy wipes that gain out completely.

The next phase of Melbourne’s rental market will reward owners who get those decisions right.

When the market stops doing the work for you, your property manager must – and nobody has more experience, awards and referrals when it comes to this than we do.
